The truth is, there's no one-size-fits-all answer.

Before I recommend a listing timeline, I want to understand a few things:

✔️ What are comparable properties actually selling for?

✔️ How quickly are buyers making decisions in your neighborhood?

✔️ And most importantly, what does your next move look like?

Sometimes waiting makes sense. Other times, selling when there's less competition could work in your favor.

I rounded up confirmed trunk-or-treats from Smyrna through Clayton, Dover, Magnolia, Hartly and Camden-Wyoming so you don’t have to search through 37 different pages to make your plans.

Consider this your October reminder that we have plenty to do right here in Dover and Kent County. 🍂

I pulled together a local mom’s guide with a mix of fall favorites, easy family outings, coffee and treats, and a couple of events that are worth the drive.

My personal challenge is deciding whether I’m starting with the coffee, the bakery or the pumpkins. 😂

Psssst... interest rates aren’t the whole story. 👀

Somewhere along the way, interest rates became the main character in every homebuying conversation.

They matter, of course.

But obsessing over one number can distract you from the question that actually matters: does buying a home right now make sense for your finances, your plans, and the life you’re trying to build?

A rate can tell you part of the cost.

It can’t tell you whether you’ve outgrown your current space, how long you plan to stay, what opportunities exist in the Dover, DE real estate market, or whether the monthly payment fits comfortably into your real life.

That’s why I’d rather help you evaluate the whole decision than wait around for one magical number to give you permission.
