I am very pleased to report the closing of the Piney Cedar Farm in Smyrna, Delaware, for $1,575,000. The property is going to be a solar farm, assembled to the adjacent property to the east. The property was on the market less than a year when it wen under contract, and then was optioned for 18 months, and then was extended for 20 months while the planning department approval was challenged in court. We recently represented the Buckland Estate in the sale of the Buckland Magnolia Apartments at 29 North Main St in Magnolia for $233,000, at full price, or $116,500 per unit. The property was on the market for one week, and settled within 30 days of contract. The property had a two-bedroom, two bath apt on the first floor, and one-bedroom, one bath unit on the second floor. We settled on the Messick Harrington Property today. The approx 12.3 acre parcel sold for $700,000 cash to complete a 1031 exchange. The buyer will build self-storage and flex space on the property. The property has a cell tower leasing for about $1600 per month, and old office and a storage building, and is located across DuPont Hwy from the Delaware State Fairgrounds.
