Wisdom Wednesday: The Illinois "Arrears" Trap
If you are buying a home in Illinois, you need to understand a unique quirk in our local tax system: property taxes are paid in arrears.

This means the property tax bills you pay this year actually cover last year’s ownership.

Because of this delay, when you buy a house, you inherit a future tax bill for a time period when the seller still lived in the home. To fix this, the seller gives you a tax proration credit at the closing table to cover their portion of the tab.

Negotiate a Buffer: Standard Illinois contracts calculate the seller's credit of the last known full tax bill to absorb future tax hikes.

Audit the Exemptions: If the current seller has special tax exemptions (like a Senior Freeze) that you won't qualify for, your future tax bill will instantly jump. Your credit needs to be adjusted up front to reflect your actual future liability.

The Bottom Line: Work with a team who will ensure your seller tax credits are calculated accurately to help fully offset your prepaids and protect your cash reserves.
