🤩Overjoyed to have won the Platinum Partners Realtors Top Producer Award for 2023! While this year was filled with both personal and professional challenges, I persevered, and I'm grateful to have sold over $3M in real estate, helping families to find their dream homes.

None of this would have been possible without the incredible support of my team at Platinum Partners Realtors. I've been with them for over a decade, and their world-class training, market knowledge and collaboration has been instrumental to my success.

🍀Welcome to March! A new month means a new checklist!

1) Prep the yard: Make sure your lawn mower is in working condition, check your sprinkler system, and add any fertilizer to the yard if you want to refresh your grass.

2) Refresh the entryway: Do you have coats hanging on hooks near the door? Boots on the floor? Time to put those away!

3) Remove winter bedding: Some people use thicker blankets and comforters in the wintertime. If so, it's time to switch out to those lighter comforters! There exists an all-season down comforter if you don't want to have to keep switching it out. You can just get a new duvet to do a little bedroom refresher!

4) Inspect the roof: Winter could've had a bad effect on the roof, so it's beneficial to get someone out to your home to make sure there wasn't any damage during the colder months.

5) Clean the garage: It's staring to get warmer outside, so this is a great time to clean the garage and get it all organized before those hotter summer months hit!

👉 Yes, you can make a home offer under the asking price! However, it is important to understand the various factors and elements that will influence your success in doing so.

👉 If you are making an offer in a seller's market with limited inventory, then it is likely that your offer will be rejected outright if it is significantly lower than the asking price. On the other hand, if there is plenty of inventory available, then a slightly lower offer might be more acceptable to sellers.

👉 It can also be beneficial to consider what other incentives or sweeteners you can bring to your offer besides just lowering the price. For instance, if you are able to provide a larger downpayment or are able to move quickly and close promptly on the sale of your home then this may improve your chances of having an accepted offer even though it may be below the asking price!

💘 Happy February! 💘

Here are some of my favorite home tips for this month.

1) Rotate your mattress- This is something that often get overlooked, but the wintertime is a perfect time of year to rotate your mattress since you may be in bed cuddled up for warmth more often.

2) Cook to stock up your freezer- This can be done any time of year, of course! But, to me, cold= comfort food and cooking. Knowing that you have homemade soup, stew, chili or casseroles in the freezer makes facing weeknight dinners much less stressful.

3) Organize your bookshelves- You'll likely spend more time inside this month, so creating an aesthetically pleasing reading area can really help if you're having a night in. Try arranging your books by color!

4) Refresh your movie watching area- Again, winter= more time inside. (Let me know if I'm off base here lol!). Maybe think about getting a projector for a fun night with the kids (or significant other). They are relatively inexpensive and you can project the screen onto a wall or even inside a giant fort that you built. (Why not?!)

5) Check bathrooms- It can be hard to give bathrooms enough ventilation when the house is closed up tight for winter. Give the bathroom a thorough cleaning, paying special attention to grout, the ceiling and any other areas showing signs of excess moisture.

6) Flowers- Get yourself some fresh flowers for the home to bring a little life into a dark, winter day. Plus, you deserve flowers!

Decluttering the kitchen can be a daunting task, but it can be made easier by following a few simple steps.
✔️ Begin by sorting through all the items in your kitchen cabinets, drawers, and pantry.
✔️Discard any items that are expired, broken, or no longer used

The spring is a popular time to put homes on the market, since it's generally a more pleasant time to view houses!

Here are six things you can do now to get your home ready to sell this spring:

1) Make a list of home repairs in order of importance and get started as soon as possible so you don't feel overwhelmed trying to get everything done at the last minute.

2) Pressure wash your walkways, driveway (if concrete) and home siding - make sure to use a low setting on cedar or wood siding. You can rent a power washer from most hardware stores. Also make sure you do this when the weather is consistently over 40 F degrees.

3) Organize your rooms by decluttering and getting rid of items that you no longer need. This will not only make your home more visually appealing and functional, but it will also make it easier to move when the time comes. By taking an inventory of what you want to bring with you, you can determine the size of the new home that you will need and avoid paying to move items that you don't want or need.

4) Repaint the rooms and/or the outside of your home. A new paint coat makes a HUGE difference, and if you get started now your home won't smell like paint fumes when buyers walk through.

5) Deep clean carpets and polish the wood floors.

6) When it starts to get a little warmer, do some gardening in the front of your house to boost that curb appeal.
