Please let us help you prevent a silly mistake! We addressed this property for an investor client and found far too many 'weekend warrior' projects throughout the home and advised that they walk away from the deal.
Among other things, the previous owner had installed a new hot water heater in the middle of their kitchen and enclosed it on all sides... They did leave an access panel to adjust the temperature, but if this unit ever leaks it is physically impossible to shut off the water supply and remove the unit without opening the kitchen walls!

What's on your 'must upgrade' list?
While not required by code, we always recommend upgrading fuse panels to circuit panels in our client's fix-and-rent properties.
They're much more convenient if a reset is needed, and they prevent a tenant from jamming a coin in there (creating a fire hazard).
