Cha-cha-cha-changes! You may have heard about changes in the real estate industry. Here is a great article to explain what they are and what they mean for you. In a nutshell, buyers are now required by our National Association (NAR) to sign buyers broker's agreements. Further, compensation to the buyers' broker is no longer permitted in our Multiple Listing Service (MLS) and therefore, will be negotiated at the time of the offer.

What does this mean for you?

Buyers, you will be asked to sign a buyer broker agreement. This is a change to how many brokerages and agents operated in the past, but it is required now by both NAR and will be required by law on January 1. The Department of Justice determined that this will increase transparency in the industry to all parties. This is not brokerage-specific and is both industry and nationwide.

Sellers, since cooperating commission to buyers' brokers cannot be advertised, it will be negotiated at the time of the offer. You can expect to see addendums for buyer brokerage compensation at the time of offer.
