Over the years, I’ve seen these become especially valuable for folks whose income doesn’t fit neatly into tax returns. If you’re self-employed, freelance, or a 1099 earner, you may qualify using 12 or 24 months of bank statements or recent 1099s, making things a bit less daunting.

Here’s how deposit-based income works: eligible deposits are totaled (with transfers excluded), then averaged over your chosen period and adjusted for expenses to estimate what counts as qualifying income. This creative approach can expand your borrowing power—primary residences may unlock up to 90% LTV, while second homes or rentals can go up to 80%.
