Getting pre approved to buy a home as soon as possible is a smart move, if you think you will be looking at houses in the next 3-6 months.

If you have credit issues and need to work on them, it takes time. Preparing ahead can save you hundreds to thousands of dollars on closing costs and interest rate once you are ready to lock in the interest rate.

Hello!
I have an amazing update for all you first time homebuyer's. Ohio Housing Finance Agency just updated their rates. I am a lender that can offer this program. FHA, Conventional, VA, USDA. This program does have income eligibility requirements.

Rates are 5.5%, 5% and 4.75% for Ohio Hero's! (Teachers/Police/Fire/VA-currently serving or retired/Physcian's/RN, LPN, STNA, Paramedics/licensed PCA's.)

Hello! I just wanted to share a client success story- I am closing on a refinance for my client by doing a cashout to payoff debt.

This example shows you how rate does not matter at times on your first mortgage, especially when there is a large debt load with double digit interest rates.

We are paying off 45k in debt, giving them 15k at the table to do home improvements!! The kicker on this one is that she had a 2.5% fixed rate on her first mortgage, but once I ran the numbers between her debt and the mortgage she was actually paying out OVER 9.01% in interest.

They are now putting $650 a month back in their pockets after this refi and their fixed rate is 7.125%. Amazing. Additionally, they still have 40% of their equity still untouched:)
