My superpower? When I walk into a home, I can see things you might not...

This is my mental checklist anytime we head into a listing–

- 🚩 Water marks on the ceiling
- 🚩 Cracks in the walls or foundation
- 🚩 Sloping or slanting floors
- 🚩 Sagging roof
- 🚩 Cracked sidewalks or driveway
- 🚩 Single pane windows
- 🚩 Discolored water
- 🚩 Outdated wiring
- 🚩 Signs of mold

It's always recommended to have a professional inspection done before buying to reveal any hidden problems.

But an experienced agent can perform a first-pass and help identify potential issues that might not be immediately obvious.

"How will we find a home when they are so few available?!"

This is a question I'm hearing quite a bit lately...

Here's what I'm looking for when we're in a lower inventory market–

1) Going easy on search parameters - Let's say you're in search of a 3 BR home. If we loosen your search parameters, we might be surprised at what comes up. For example, a 2 BR home + a bonus room that could easily be converted to a third bedroom.

2️) Off-market finds - These are homes being sold word-of-mouth that you won't find posted online. I’ll reach out to my network to see what’s available off-market. An agent with strong local connections comes in handy here!

3️) Expired listings - These are homes that didn't sell when they were previously listed and may be available again.
You better believe I'll be calling every single one of them!

4) Not for sale - Just because a home isn't for sale right now, doesn't mean that's the case forever. In a low inventory market, I send letters to every home that meets your criteria in the neighborhood you're after.

What really impacts your home's value?

The buyer's ability to move in and start living from day one.

Knowing that, this is the advice I give my sellers that usually comes as a relief.

No need to do any time-consuming updates... instead focus on these quick fixes.

1) Add a fresh coat of neutral paint.
2) Spruce curb appeal by weeding, adding fresh mulch trimming bushes and cleaning the entry.
3) Professional carpet cleaning to remove odors. Replace if needed.

Work with your agent to decipher what will bring the buyers ease, comfort and convenience. In most cases, that’s the key to a quick sale.
