Truth be told, this market turned into a buyer’s market last August. This happened as interest rates left 5% and worked their way north towards 7% in the course of a few months. Homes are sitting on the market for months at a time. While this seems rare because of all of the COVID years, it’s absolutely not.

Some tips:
1) Try not to overprice a home, aim for below market pricing when listing.
2) Be available for showings, they are a blessing. Try not to deny any chance for a potential buyer to see your home.
3) Listing with an agent in another part of the state is the same thing as listing FSBO. They aren’t using our lockboxes. They aren’t plugged into our local MLS. They don’t know our market. It’s just a FSBO with more steps.
4) Prepare a list of all upgrades, updates, etc that you can share at the home. Anything that helps tell a story of why someone would choose your home over someone else’s
5) Worrying about paying someone 3% could cost you 10% or more. You are paying for experience, marketing, reachability, and accountability.

Sometimes you just have to walk away from a deal. My buyer was originally under a contract with a home she absolutely loved. That was until our inspection said there might be mold. We followed up with an actual mold test and it was crazy the areas and types of mold that were discovered. After weighing the pros and cons, she opted to start the search again. That’s when we found this beautifully built and recently remodeled home from 1890! It checked all the boxes and then some. I can’t wait to see this house as it becomes the Fondarosa!
