The numbers are finalizing for September, but here are some August stats!
As you can see, we are in a completely different market than we were previously in circa 2020-2022. With 49 average DOM, buyers and sellers have more time to simmer on decisions.

But don't let it fool you, the good deals are going FAST!

Finding the property of your dreams sounds like a stretch in this market. Here are the positives, the city of St. Pete has an initiative to make homes more affordable for first time home buyers. With income eligibility, first time home buyers may qualify for up to $60k towards a new construction home under $349K.

Also, homes are appraising at high value because of market shifts. Home owners who have high equity in their properties can complete simple upgrades to prep their home for long term rental. A HELOC loan can allow owners to find a new investment, and have the mortgage paid on their current property via renters.
