Pinellas County warns condo residents that after a storm, power may be out and elevators may not be operating.

So before buying high-rise downtown St. Pete, ask:

What does the generator power?
Which elevators stay operational?
What’s the building’s re-entry plan?

A spectacular view is wonderful.

Because in Pinellas County, your evacuation zone and your flood zone are two different things.

Evacuation zones are based on storm-surge vulnerability—not how high your condo is.

So before buying downtown St. Pete, ask:

What’s the flood zone?
What’s the evacuation zone?

Two questions. Two different answers. One much smarter next-chapter decision.

Today’s 50+ Next-Chapter Insight — St. Pete

Think living on the 20th floor means you don’t have to evacuate for a hurricane? Not necessarily.

This is one of the biggest St. Pete condo misunderstandings I’d want a 50+ buyer to clear up before purchasing.

Pinellas County confirms that flood zones and evacuation zones are not the same thing. Flood zones measure flood risk for insurance and development purposes. Evacuation zones are based primarily on a property’s vulnerability to storm surge and are labeled A through E, plus non-evacuation areas.

And your floor number doesn’t erase the building’s evacuation zone. If your property is in a zone included in a mandatory evacuation order, Pinellas County says residents in that zone must leave.

So before buying a gorgeous high-rise condo, ask two separate questions:

What FEMA flood zone is this building in?
What evacuation zone is it in?

Same address. Two completely different answers.

That’s not a reason to fear downtown living. It’s how you buy with your eyes open and build a storm plan that actually works.

Today’s 50+ Next-Chapter Insight — St. Pete

Downsizing your square footage is great… until you realize you still own Christmas decorations, golf clubs, luggage, beach chairs and 30 years of “I’m not throwing that away.” 😂

One overlooked condo question after 50 is:

“Exactly what STORAGE comes with my unit?”

That answer can vary by building—and even by residence. At Saltaire, the building’s published features include humidity-controlled storage rooms, and a current Residence 804 listing specifically includes a dedicated storage unit.

Before buying, I’d want to know: Is storage assigned or deeded? How large is it? Is it humidity-controlled? Where is it located? And what can actually be stored there?

Because if your “downsized” condo requires a monthly off-site storage unit, you haven’t completely downsized—you’ve just moved part of your house across town.

🏙️ 30 DAYS. ONE CONDO. CHALLENGE COMPLETE. 🥂

When I started this, I said:

“I’m not pretending to be the expert. I’m becoming one.”

For 30 days, I studied ONE St. Petersburg — the residences, amenities, views, pricing, sales, condo fees, rules, lifestyle and all those little details that can make one unit worth VERY different money from another.

And you know what?

I LOVED doing this. ❤️

I loved having one thing to dig into every day. I loved learning the building. I loved the conversations it started. And I definitely know more about ONE today than I did 30 days ago.

So…I’m not stopping. 😂

I NEED MY NEXT PROJECT.
