Ready for the curveball? ⚾️⛳️
In real estate, some transactions are a walk in the park. Others? You better be ready to hit a curveball.
I just helped a neighbor purchase a home in a Palm Harbor golf community, and the week of closing threw us some curveballs.
Here is what we solved in the days leading up to close:
• The Hidden Leak: A stubborn dishwasher leak that took a two trips to find and fix the exact seal. 🧰
• The 11th-Hour Roof Leak: Discovered 3 days before closing. The roofing company stood by warranty, transferred to our buyer, and worked-through a seller credit for the drywall. 🛠️
• The Rogue Shot: The day before closing, a random golf ball broke the lanai window. We coordinated repair, and the seller Zelle’d the glass company directly. 🏌️‍♂️💥
Despite the chaos, we kept our cool and closed with only a two-day extension.😎✍️
When complications arise, you need a partner focused on solutions to problems. It also takes a capable professional on the other side with integrity—and we had exactly that.🤝

The Coastal FL Document You NEED 📄🌊
Waterfront living in Tarpon Springs offers an incredible lifestyle, but managing risk is everything. 🌊
Before you buy or sell along the coast, look closely at your FEMA Elevation Certificate and find the BFE (Base Flood Elevation).
Example: If the BFE is 15 feet and your living space sits at 17 feet, you are 2 feet above the danger zone. That 2-foot margin drastically cuts your storm risk and slashes your annual insurance premiums. 📉
Modern construction on pilings handles wave action inherently better than trying to retroactively elevate an older home. 🏗️

A quick note of gratitude (and a peek behind the curtain) 🦾🏡

It’s easy to think that short-form video only belongs on flashy tech channels or someone thirty years younger, but for me, it has become one of the most meaningful ways I connect with my communities in an authentic way.📹

I was incredibly humbled this week to be featured by the video platform Captions AI in a feature detailing how I use their platform to edit videos that look like I have a professional team in building my brand and business in real estate🏡

For me, this technology isn’t about making cheeky, cringy or pitchy sales videos. That’s just not who I am. It’s simply about giving my neighbors useful, relevant, and timely insights.🤔

Along the way, I’m incredibly grateful to the neighbors who have reached out to me simply from watching my videos. I have worked hard to create standards of being authentic, honest and neighborly for each video. For those who know me, it reinforces who they know. For those who don't, they might find me capable, trustworthy and maybe even likeable. 🤝
