As summer progresses, fewer homes are being sold in Bucks County. The year-over-year decline is 15.5 percent. Yet prices keep rising. In February 2023, the median price for a Bucks home was $400,000. TikTok has revolutionized book marketing. In the BookTok section of the app, young people (they are almost always young) demonstratively urge you to read this or that book for this or that reason. As a result, 59 percent of those between the ages of 16 to 25 have become passionate readers, and BookTok has received more than 100 billion views -- yes, billion. Since I've recently written a novel, I feel obligated to get on BookTok, even if I end up being the oldest person there. And I realized I couldn't just do a conventional pitch, so I did this.

Several weeks ago I mentioned I've published a novel partially based on my experiences living in China in the mid-1980s. The book -- The King of Ningxia -- recently received a profoundly good review. It was so good I didn't think the reviewer was talking about me.

If you follow the real estate market, you may have heard about recent lawsuits destined to change the way we buy and sell homes. It is complicated, and the multi-million-dollar settlements have yet to be approved. But if you are going to buy or sell a house, you should familiarize yourself with the changing process. There are many variables and choices. There is not just one thing you now have to do or not do. There are even acceptable methods for continuing to do it the old way. Still, sellers cannot dictate the commission paid to buyer agents – as had been the informal practice. As a buyer, you can negotiate the commission paid to your agent. As a seller, you can say you are not paying the buyer agent. As a buyer, you can say you don't want an agent. Whatever the choice, it will affect – one way or another – your ability to buy or sell a home. Bucks County real estate statistics for February have arrived. Housing prices are up 4.7 percent for the month and 16 percent for the year. But the bigger story is about the recent lawsuits and court settlements destined to change the way we all buy and sell real estate. In Bucks County last month, a mere 376 homes came on the market. And prices were down 5.5 percent from December, with the median home selling for $430,000. Things are slow, but now is the time to prepare for the much livelier spring market. December is for celebrating the holidays and not necessarily buying and selling homes. In Bucks County, home sales were low for the month but still up 5.6 percent from last December and up 3.5 percent from November. Meanwhile, prices stayed high, increasing 3.2 percent from December and up 7.1 year-over-year. The median home sold for $455,00. For help with real estate, call me at 215-589-3946.

October statistics show the Bucks County real estate market improving slightly, with the number of homes for sale up 0.4 percent from September. That’s 571 homes. After dipping, prices also are up, about 1.7 percent over last month, with the average home selling for $447,500. Prices for Bucks County real estate are turning down, with the average home now selling for $440,00, off 2.2 percent for the month and 7.4 percent for the year. Meanwhile, the number of home sold declined 28.8 percent from August to September, with owners apparently unwilling to give up their low mortgages.
