Properly pricing a home from the beginning is one of the most important aspects of a successful sale. Not only are you more likely to get top dollar in the first 2 weeks of being active, but it also opens the door to other very favorable terms in an offer. If the buyers see value, letting them decide how much to reach for the deal typically works out better than the seller trying to set the bar. These days, buyers have access to much more information than in the past, and aggressive sellers more times than not end up making adjustments. I certainly don’t have a crystal ball, but I am very confident in my ability to price a home that attracts the most qualified buyers.

Waiting to buy a home is not a strategy! If you can do it now, DO IT. We’ve been waiting for rates to drop for +2 years now, and yet still hover in the same 6% range. Guess what? The average price of homes in Bucks County has gone up 9.8% in just the last year. Determine what you can afford now and buy, you can always take advantage of lower rates later.

This is a great example on how to build wealth through real estate, or at least start. This client lived in this home for a few years, decided to live abroad for a few years, and rather than selling, they called me to discuss keeping the property as a rental. We discussed the pros and cons, ultimately deciding that pros outweighed the cons. I found them a well qualified tenant that wanted a two year lease, they took possession last week. The property is low maintenance and they have family local to help when needed.
