Tucked away on Creamery Road in Solebury township you will find this wonderful local gem, . The farm covers about 80 acres, with the main crops being apples, peaches and blueberries.

While the April cold snap damaged 98% of the apple and peach crops of our local farmers, there are delicious blueberries and cherries available here. And if you want to make your trip to New Hope memorable, you can pick your own!

Notice the blueberries are cherries are not encased in plastic clamshells--that's because the distance they traveled was from the field to their on site market! And you can taste the difference. Nothing beats fresh fruit and produce with a low carbon footprint!

Aside from the produce, you will want to try their apple cider and delicious cider donuts!

We are fortunate to have this wonderful resource in our community. And the more we support our local farmers, the more we strengthen our community. At a time when our world is literally burning, we can find some pleasure in a little escape to Solebury Orchards. 🫐

How do you know when a home is priced appropriately for the market?

Pricing is probably the most important factor in selling a home, next to location and condition.

A home can be in disrepair, but if priced appropriately, will sell quickly.

Likewise, the best home on the block will sit if it is overpriced.

Pricing and positioning your property for sale are both an art and a science. Here are a few things to ask yourself when pricing your home to sell.

🗝 What are the active homes selling for in your marketplace?

🗝 How does your home compare in terms of updates, presentation and location?

🗝 What did the most recent homes sell for?

🗝 Is your home in need of major repairs?

Peak buyer interest is in the first two weeks of your listing. Accordingly, if you price your home appropriately for comps and condition, you will have showings right out of the gates and will likely receive multiple offers.

If your property is overpriced, you will receive few or no showings (except for properties that may have a smaller buyer pool). These people may have saved your property on one of the major sites and are waiting for a price reduction before scheduling an appointment.

Lastly, if you property receives 10 or more showings and no offers, that is the market telling you that while there is interest in the property, buyers are hesitating because they feel their opinion of value is not aligned with yours and may wait for a price reduction.

If you are thinking about listing your home and would like to understand your local market, reach out to me to discuss pricing and a market strategy.

According to several sources, parts of the Sergeantsville Inn predate the Declarationof Independence. 🇺🇲

Some accounts say 1734, some 1760.

Either way, great food and atmosphere!

If you feel like a country drive, cross over into New Jersey and check it ot! Amidst open fields and picturesque farms, this quaint town emerges. With a unique setting and high quality food, Sergeantsville Inn is only about 12 miles away from New Hope.

Several events are being canceled for the weekend due to heat. A nice dinner out might be a great alternative!
