With real estate, there are (understandably) a TON of questions about what the best practices are.

This page is all about providing you with solutions and clarity on anything & everything real estate, so here are answers to some of the most frequently asked questions!

1️⃣ Where do I start if I want to buy my first home?

A great place to start is online! It’s common practice for sellers to list their home online, complete with photos and sometimes even a virtual tour! After you’ve gathered some data, you can take that to a real estate agent who can point you in the right direction and help you find your dream home.

2️⃣ Is there a “best“ time of year price-wise to buy a home?

Though typically the best time of the year to buy a home is fall since inventory surpasses demand, it’s always best to speak with a local real estate agent! They can give you insight into your specific neighborhood because every region will be different.

3️⃣ Can I buy a home with no down payment?

Some buyers can get a mortgage with no down payment if you take out a government-backed loan, which is insured by the federal government. Currently, there are 2 types: USDA loans and VA loans. If you qualify for either of these, then you are eligible to forgo the down payment!

Who says you have to wait until spring to get some done? 😉

The truth is, completing small organization tasks here and there can help when it’s time to do a major cleaning.

So consider adding these 5 easy organization tasks to your chores to-do list this month!

1️⃣ Work on maximizing your vertical space. Whenever possible, stack and go vertical! This can look like implementing floating shelves and building a closet that strategically uses the space between the floor and ceiling.

2️⃣ Compartmentalize your drawers. If you were to look in your dresser, kitchen, or bathroom drawers, what would you see? Most likely a jumbled mess, right? 😂 This is where drawer organizers can come in handy! Start installing them around your home, tackling one room at a time.

3️⃣ For all the people who have tight kitchen spaces: install a pot rail. No longer will you have to shove your pots and pans somewhere — simply hang them on your wall and save that space for other things that would use the space more efficiently!

4️⃣ Create a grocery task station. You can easily do this by sticking adhesive folders to the inside of a cabinet where you can store your grocery lists, coupons, recipes, and meal plans. Now you have one dedicated space for all your kitchen-related tasks without taking up space.

5️⃣ Instal cord-keepers to your appliances. This is such an underrated organization tip. How many times have you gotten frustrated with cords from appliances? Cord-keepers can keep them out of the way and clear out some counter space.

Time for a real estate vocab post! Today’s terms of the day are ‘contingent’ and ‘under contract’.

‘Contingent’ means “depending on certain circumstances.” In real estate, when you see a home listed as , it means an offer was accepted. However, before the deal is finalized, additional criteria need to be met. A common example of a contingency would be passing a home inspection.

Related to that, is the status of a home when a seller accepted an offer on the property but the sale isn’t final until meeting the contingencies. (That can usually take anywhere from 4 to 8 weeks!)

Many home sellers make the mistake of not preparing their home properly for the market. And not preparing your home can have a damaging effect on your home sale price!

If you’re getting ready to sell your home, maximize your return by avoiding these common mistakes:

1️⃣ Poor exterior paint quality. (Think chipped or faded paint.) Simply touch it up and you’ll watch your estimated value shoot up!

2️⃣ Outstanding maintenance. And outstanding in this case doesn’t mean A+ — it means long overdue. There’s not much else that turns off a buyer more than squeaky hinges, broken doorknobs, or a leaky roof.

3️⃣ Unkempt yard. Potential buyers are going to see your curb appeal first, so set the tone and first impression by cleaning up your yard!

4️⃣ Lots of carpet. This one doesn’t need an explanation. 😉

There’s no arguing that flooring is one of the most important features of your home since it contributes to the ambiance of every room and offers great functionality.

But there are a LOT of options to choose from — tile, hardwood, laminate, carpet… So where do you even begin? Here are a few tips that HGTV recommends!

1️⃣ Know your style. Factors to consider are patterns, colors, texture, and even your current decor!

2️⃣ Consider your lifestyle. Every room in your home has different functionalities, so think about how you use the room that needs flooring. Is there a lot of foot traffic? Does it need to be stain-resistant? Or easy to clean?

3️⃣ Crunch the numbers. You can consider the two tips above but if you don’t know your budget, renovations can’t happen! Take into consideration, not just the material, but also the underlayment, delivery, and installation. Don’t forget the removal of your old flooring, too! Plus, tools and extra material costs like baseboards, stains, and/or adhesives.
