The single biggest misconception at the closing table? Believing that because the bank requires title insurance, the homebuyer is fully protected.

Here’s the reality: A Lender’s Policy only protects the bank’s loan balance. It leaves your buyer’s down payment, hard-earned equity, and legal rights completely exposed! 💸

Under Utah law (such as long-standing rules on boundary by acquiescence), an unrecorded neighbor dispute, old fence line agreement, or missing heir claim can surface years after closing.
