Most real estate agents will tell you whatever you need to hear to get the listing or close the deal. I've never been able to do that.

I've told buyers to wait when the timing wasn't right. I've told sellers their home was overpriced before we even hit the market. I've had conversations that cost me commissions because they were the right thing to do for the person sitting across from me.

That's not me being noble. That's just how I think this should work. You're making one of the biggest financial decisions of your life and you deserve someone who's going to be straight with you, not someone who's just trying to get to closing.

The most expensive mistake I see Utah home sellers make isn't overpaying on commission. It's underpaying.

Sellers hire a discount broker, save 1% upfront, and then watch their home sit. And the longer a home sits in this market, the more buyers assume something is wrong with it. So they come in low. Or they don't come in at all.

I've watched sellers lose $20,000-$50,000 in price reductions trying to save $5,000 in commission. That's not a deal. That's a loss.

The right agent doesn't cost you money. They make you more than they charge. That's the only math that matters when you're selling a home in Utah.

Everybody in Utah is waiting for interest rates to drop before they buy. I understand it. But here's what nobody talks about. The moment rates drop, demand spikes, and in Utah that means prices go up. You could end up paying $40,000 more for the same house with a slightly better rate.

You didn't win. You just traded one problem for another.

The people who built real wealth in real estate didn't wait for the perfect rate. They bought when the numbers made sense for their life, locked in their payment, and let Utah's appreciation do the rest. Because here's what most people don't realize. You can refinance a rate. You can't renegotiate a purchase price you already paid.

Real estate isn’t a get rich quick play.

That’s actually the point.

Yes, a $400K rental might not produce massive monthly cash flow right away. But real estate has always been a long term investment. Something you hold while it appreciates over time.

On top of that, the tax code heavily favors property owners, and you’re holding a tangible asset that historically has produced a return over the long run.

Could you take that same money and buy a business instead? Sure. But that assumes the business succeeds. A lot of them don’t.

Real estate might not be the fastest way to make money. But it’s one of the most proven places to park it.

Some “real estate experts” love telling people not to buy a house.

But let’s actually break it down.

Yes, you pay interest on a mortgage. But that interest is often tax deductible, and if the property is an investment, the principal and interest are typically tenant paid.

Meanwhile you own a tangible asset that has the potential to appreciate over time.

Compare that to renting. No tax benefits. No ownership. And every dollar is gone the moment you pay it.

Real estate isn’t the only way to build wealth. But pretending it isn’t a powerful financial vehicle is just bad advice.
