Before you spend a bunch of money adding smart gadgets to your home before selling, make sure you’re investing in the things buyers actually care about.
Smart doorbells, thermostats, and locks are great—but they’ve become pretty common. Most buyers aren’t walking into a home and thinking, *“I’ll pay more because it has a smart thermostat.”*
What can get their attention? Features that make a home feel **protected, connected, and ready for the future.**
⚡ An EV charger or EV-ready garage
🔋 Backup power options
📶 Strong WiFi throughout the home
💧 Smart water-leak detection or an automatic shutoff system
These are the upgrades buyers are more likely to ask about because they solve real, everyday problems.
One of the biggest mistakes I see sellers make is spending money on improvements simply because they *think* buyers want them. Before you start buying gadgets, remodeling rooms, or tackling a long list of projects, find out what will actually matter when your home hits the market.
Sometimes the best pre-listing investment is knowing **where NOT to spend your money.**
Thinking about selling this fall? I’m always happy to walk through your home and help you decide what’s worth doing—and what you can skip. 🏡
And just for fun…what home technology would YOU love to have?
