👀👀👀 Heads up, home buyers! Major changes are on the horizon—August 17th is fast approaching.

Please read the information below carefully, and don’t hesitate to ask any questions. And remember, be patient with your Realtor—this is new for all of us!

🏡 ATTENTION HOME BUYERS 🏡

Starting August 17th, all home buyers must sign a "Buyer Representation Agreement" before viewing any property.

✅ JUST SHOW ME THE HOUSE!!
From August 17th, Realtors will not be able to unlock doors without you first signing this agreement 🤯 This rule is non-negotiable for anyone with a Realtor designation.

✅ Wait…WHAT DO I HAVE TO SIGN??
The Buyer Representation Agreement is a contract between you and your Realtor, confirming your commitment to work together in purchasing a home. It outlines the roles, duties, and responsibilities of your agent, as well as the broker commission, which may be paid by you and/or the seller. The commission listed in the agreement is the MAXIMUM amount your broker/agent can receive.

✅ I HAVE TO PAY COMMISSION?
Maybe yes, maybe no… 🤔
With the new NAR ruling, MLS will no longer display cooperating broker and buyer broker commissions. This means your agent may not know if they’ll be compensated when showing you a home. Commissions are negotiable and can be covered by the seller or through buyer concessions. In some cases, buyers may need to pay the commission out of pocket, as detailed in the buyer's representation agreement.

✅ HIRE A PROFESSIONAL AGENT
Selecting a knowledgeable agent is essential, especially with these upcoming changes.
