๐ก A closing from this week reminded me why pricing a home correctly matters.
Thereโs been a lot of talk lately about homes sitting on the market longer and buyers slowing down. While some of that is true, I think one of the biggest challenges Iโm seeing right now is sellers pricing based on what they hope will happen instead of what the market is actually telling us.
These sellers were relocating out of state and trusted me to price their home where the market said it should be. We didnโt โtest the market.โ We didnโt start high to โsee what happens.โ We priced it strategically from day one.
The result? Four offers the first weekend. Three were well over list price, and one came in $50k over.
Now, before everyone runs to list their house expecting an extra $50k, thatโs not the lesson here. ๐คฃ Multiple offers was absolutely the goal. Getting one $50k over asking was the surprise.
The lesson here is that buyers are still out there. In many cases, theyโre waiting for homes that are priced correctly. When a home is positioned well from the start, it creates interest, competition, and often a much better outcome than chasing the market with price reductions later.
Iโm incredibly happy for these clients. They were able to make their move without worrying about a vacant house sitting in Ohio for months, and thatโs a win in my book!
