Arts in the Alley is this weekend in Town Center. Friday 4 to 9, Saturday 11 to 8, Sunday 11 to 5.

The parade is Saturday morning, stepping off at Southwest Boulevard and Broadway. This year's theme is America 250, for the anniversary of the Declaration of Independence, so expect flags.

Friday night is The Twylights at Town Center Park, 6:30 to 8. The rest of the weekend is the usual sprawl: juried artists, the quilt show at St. John's, the fine art show inside Council Chambers, Kids Fun Street, food, and the Voice of Grove City competition after the parade.

Parking gets thin early. If you are coming from our side of town, leaving before the parade instead of during it is the difference between walking two blocks and walking eight.

People are usually surprised by how front loaded the first week of a listing is.

Day one is not really day one. Photos have to be shot and edited, the listing has to be written and proofed, and the showing instructions have to be set before anything goes public, because the first hour a house is live is when the most people will ever look at it at once. Going live with three phone photos and fixing it Thursday does not work. The people who already scrolled past do not come back.

Then showings start, usually fast, often at bad times. That first weekend tells you more about your price than any opinion I could give you beforehand.

One piece of Arts in the Alley that gets missed every year: the Youth Art Show.

It is open to any K-12 student, and the Chamber is clear that you do not have to be enrolled in South-Western to enter. Homeschooled, private school, a kid who just draws a lot, all fine. Categories are 2-D, 3-D, and photography.

The catch is that registration happens in person during festival week, not online ahead of time, and the times and locations differ by show. gcchamber.org/arts has the details, or the Chamber office is 614-875-9762.

If you have a kid with a sketchbook they will not let anybody look at, this is a low stakes first time to hang something on a wall.

Columbus metro, last 7 days: 379 homes newly listed. 252 closed.

That's 1.5 new listings for every sale — the second straight week at that ratio. Inventory is building.

The number I'm watching closer: Coming Soon listings fell from 142 to 73 in three days. That backlog already pushed into Active, and it isn't refilling. The fall listing wave looks like it peaked around the 10th.

🔑 Buyers — more to choose from than you've had in months, and less pressure to strip every contingency just to compete.

🏡 Sellers — meaningfully more competition than two weeks ago. Price it correctly in week one or you'll spend the fall chasing the market down.

Busiest suburbs for new listings: Newark (21), Powell (18), Pickerington (17). Westerville and Grove City tied for the most closings at 19 each.

If you are thinking about listing this fall, one habit is worth breaking early.
Most sellers price against what the neighbors are asking. It feels like the obvious move. You look up the street, you see three signs, you split the difference.
The problem is that a list price is a wish. A sold price is a fact. Right now in Grove City there is daylight between the two, and homes coming to market are generally asking more than what has actually been closing. Some will get it. The ones that do tend to be the ones priced against closed sales from the start, because a house that sits for six weeks and then cuts ends up below where it would have landed if it had been honest in week one.
