Some Sunday stats for thought...

Investors now buy 33% of all homes in the country, the highest number in the last decade. 27% of those investors were "small" investors (10 properties) make up just 6%.

Compare that to the stock market, where 80% of equity market cap is held by institutions.

Translation: investor market share in real estate is rising and, in contrast to the equity market, the little guys eat first.

Translation of the translation: If you are an aspiring RE investor, NOW is the time to get some skin in the game.
