Thinking about selling? Before you call a contractor, read this. 🛠️

You have three paths: sell as-is, fix and freshen, or renovate first. Most Tri-Valley sellers land in the middle.

1. Handle the California must-dos: smoke alarms, carbon monoxide alarms, a strapped water heater, and telling the buyer about any old water-wasting fixtures.
2. Fix what's broken: leaks, sticky doors and windows, safety items.
3. Freshen what buyers see: neutral paint, a deep clean, brighter bulbs, a neat front yard.
4. Usually skip the big remodel. It rarely pays back in time.
5. Selling as-is? You still disclose, and the buyer can still inspect.

Schaefer Ranch: in the hills, about 3 miles to BART.

This is week 1 of our Tri-Valley neighborhood series.

Up in the west Dublin hills, the Calaveras Ridge Trail starts right near the neighborhood. Schaefer Ranch Park has tennis, basketball, two playgrounds and covered picnic tables. And West Dublin/Pleasanton BART is about 3 miles straight down Dublin Blvd.

Farmers market season isn't over. These Tri-Valley markets are still open this fall.

Saturday, 9 AM to 1 PM: Pleasanton (W. Angela St.), Danville (Railroad Ave.), and San Ramon (City Center Bishop Ranch).
Sunday, 9 AM to 1 PM: downtown Livermore on Second Street.

Dublin's Thursday night market is on break until spring.

"We got it!" Now what? 🔑

Here's what happens after your offer is accepted on a Tri-Valley home:
1. Send your deposit, usually within about 3 business days. Call escrow to confirm the wire instructions first.
2. Inspect and read everything: disclosures, inspections, HOA documents, title.
3. Appraisal and loan. No new credit or job changes until you have the keys.
4. Remove contingencies, in writing, only when you're truly ready.
5. Walk-through, sign, and get your keys.

A financed purchase often closes in about 30 days. Your contract sets your exact dates.
