After a year of recording monthly absorption rates I can now show year over year comparisons. (except in Sept becuase I missed Sept last year 🙄)
While under $300K is still the majority of the market and easily the best odds of selling, but it has dropped slightly. Meanwhile $300K-600K and Over $600K have increased odds of selling in 3 months. The upper end has increased significantly from 39% a year ago to 52% this year!
