Pretty land can still come with expensive surprises.

• Well: confirm private or shared, and ask for a recent water test.
• Septic: ask the age, location, and whether it fits your planned use.
• Access: verify legal recorded access, not just a driveway everyone uses.
• Zoning: county and township rules can affect building, splitting, farming, or rental use.
• Buildability: check floodplain, setbacks, slope, and if the site can support the home or shop you want.
