Outer Banks home prices just fell $182,000 — but that number doesn’t tell the whole story.

The average sold price has dropped from $801,000 to $619,000 since April. But does that mean Outer Banks homes have actually lost that much value?

Not quite.

There’s more happening beneath the headline, including changes in inventory, pricing and negotiating power.
