Everyone says the market is slow but our team just got another property under contract for our clients this month, making this one our 3rd deal under contract in Q4!

The best deals are happening right now and with a bit of a creative deal structuring our buyers left nothing on the table.

Here's how the deal was structured for our first time buyers:

1. $10K off the asking price - the appraisal came back thousands higher. Instant equity!

2. $15K negotiated in seller concessions - it covered all of the buyer's closing costs and escrow reserves.

3. We had extra concessions unused and were able to buy down the rate from the 7s into the 6s - locked for 30 yr.

4. Still had extra concessions unused so we were able to bring our clients rate down to the 5s - locked for 1 yr.

5. On top of all the savings mentioned above, all major repairs were fixed before closing.

That's the best deal in the playbook, perfectly executed - from getting our offer accepted to keys in hand, all wrapped up in 20 days.
