Today is the day! The FED is going to drop the rates by at least 25 basis points. In preparation for that, we have already priced in that drop. Here are a few exciting things happening:

30y Fixed VA is 4.999% with an APR of only 5.139%
Conventional is 5.499% with an APR of 5.702%
Jumbo is 5.999% with an APR of 6.192%
We have raised our Conforming loan limit to $803,500 in anticipation that the FHFA will raise that limit 01/01/2025
We are still guaranteeing a 17-day closing on all purchase loans

If you have any clients that have closed a VA or FHA loan in the last two years, they will most likely benefit from the current rates by refinancing their existing loan. Let me know
