Dacula sits in an interesting spot within Gwinnett County. You’re still close to shopping, restaurants, parks, schools, and major roads, but it can feel a little quieter than some of the more developed parts of the county.

Here’s what you really need to know if you’re considering a move here. The city is building a completely new downtown core, and apartment projects are going up around Highway 316. The Dacula you move into today may look pretty different ten years from now. Depending on what you’re looking for, that could be a really good thing, or it could be one of the biggest trade-offs.

Moving to Atlanta? Time for a quick Southern-to-English translation 🍑😂

"Bless your heart" can mean genuine sympathy or a polite insult, and you'll have to read the room to know which. "Y'all" is just plain old you-all, but "all y'all" means every single one of you, and yes, that distinction matters. If someone's "fixin' to" do something, they're about to do it, not fixing anything. "Coke" is what people call any soda here, so be ready to specify. And if it's "hotter than blue blazes" outside, you're going to want to invest in a good pair of sunglasses and a cold drink.

Little cultural things like this add up fast once you're actually living here. Knowing the lingo makes the transition feel a lot less like moving somewhere new and more like moving home.

In between, you've got Suwanee at $671,750, Buford at $564,750, Peachtree Corners at $549,800, Dacula at $542,500, Sugar Hill at $521,875, Grayson at $477,350, Duluth at $471,000, Lilburn at $446,675, Mountain Park at $400,000, Lawrenceville at $417,225, and Snellville at $408,116.

Price per square foot tells its own story too, Suwanee runs the highest at $219, while Snellville stays the most budget-friendly at $167. The takeaway: Gwinnett isn't one price point, it's a dozen different markets, each with its own vibe and value.
