Relocating to Georgia sounds simple until you realize two homes that are “30 minutes apart” can live in completely different worlds.

Commute. Lifestyle. Schools. Traffic patterns. Walkability. HOA culture. Even the energy of an area matters more than most buyers realize at first.

One neighborhood feels country club.

• One has been sitting 60+ days in a price band that’s moving in 30
• One already cut price — and will likely cut again
• One is overpriced today. Won’t be in two weeks.

32 years doing this. The houses don’t change. The read does.
