Selling a home as-is doesn’t mean buyers have to ignore problems.

They can still inspect the property, learn what they’re buying, and make decisions based on what they find. “As-is” simply means the seller is generally saying, “I’m not planning to make repairs.”

That distinction matters.

Earnest money. Escrow. Contingencies. Appraisals. Inspections. Disclosures. Title. Underwriting. Closing costs. Concessions. Pre-approvals. Amortization.

And somehow you’re supposed to understand all of it while also making one of the biggest purchases of your life.

Bought a house recently? Keep an eye on your mailbox.

A very official-looking letter may show up telling you that you need to pay around $200 to receive a copy of your deed.

You don’t.

These letters are typically third-party solicitations trying to charge you a huge markup for a document you can usually get directly through your county for little or no cost.

If you ever get something in the mail after closing and you’re not sure whether it’s legitimate, call your title company, county recorder, or your real estate agent before sending money.

And maybe don’t send money to the Prince of Nairobi either.

Spent a little time at the Duluth Rose Garden yesterday for my annual photo taking session.

It’s one of those places that’s easy to overlook when you live here, but with more than 3,000 rose bushes, views of Lake Superior, and the Lakewalk running right alongside it, it’s a pretty incredible spot to have right in the middle of the city.

Just another small piece of what makes Duluth such a cool place to live.

The awkward goodbye after closing is real.

Mortgage rates moved higher again this week, with the 30-year fixed national average sitting at 7.12%.
