What does a home warranty cover and what's excluded?
As someone who regularly guides clients through the home buying and ownership process in the Atlanta - Sugarloaf area, I’m often asked about home warranties and what they actually cover. In general, these warranties are designed to protect you by covering major systems and appliances in your home. You can choose plans that focus on just systems, just appliances, or a combination of both. There are also optional add-ons available for extra peace of mind. It’s important to know, though, that home warranties don’t cover everything—structural components and preexisting conditions are typically excluded. Each plan comes with its own coverage limits and fine print, so I always recommend reviewing all the details carefully to make sure you’re getting the protection you need.

Cities with the fastest-growing home prices in the Columbus, Georgia metro area
Curious about how home values are shifting across the Columbus, GA-AL metro area? Prices currently span from $57,000 to $393,000, and it’s fascinating to see how some neighborhoods are experiencing up to 13.2% annual growth, while others are seeing prices ease back a bit. Over the past five years, the region has seen a remarkable 41.9% increase in home values—even as mortgage rates have ticked up. As someone who guides clients through every step of the home search, sale, and ownership process, I always keep a close eye on market trends like these to help inform smart decisions. Staying informed about local price dynamics is key to making confident real estate choices, whether you're buying, selling, or simply keeping a pulse on the market.

Housing Data Gives Buyers More Leverage
As someone closely following the Atlanta - Sugarloaf real estate landscape, I’m always watching the bigger market moves that shape our local decisions. By late Q3, around 21% of active listings nationwide had price cuts, and overall inventory reached over 1.16 million homes—just about 9% shy of what we saw before the pandemic. Buyers have remained careful: homes under contract fell about 4% year-over-year for the second month in a row, a clear sign that higher mortgage rates continue to affect affordability. The national median list price settled at approximately $419,000, down 1% both month-over-month and year-over-year, with price per square foot also dipping by about 2%. Even with these shifts, sellers are staying present in the market—only about 6% of listings were delisted, which is steady compared to last year. Instead, more owners are adjusting prices and opening the door for negotiation. The big question ahead: Will these additional price reductions translate into more closed deals, or will the current mix of rising supply and careful buyers keep us in this period of adjustment a bit longer? As always, having a clear view of these trends helps my clients make confident choices, whether buying, selling, or strategizing for the future.

Homebuyers: Lending Standards Are Still Tight, but New Credit Scores May Help
Navigating the Atlanta - Sugarloaf real estate market has its challenges, especially with home sales currently hovering near a 31-year low. Tighter lending standards, elevated mortgage rates, and higher costs have made it harder for many buyers to secure a home. While new credit models now take into account factors like rent and utility payments, it’s important to recognize that many low-income and minority buyers are still facing barriers, despite showing strong records of on-time payments. As someone who guides clients through every step of property search, sale, and ownership, I understand how these shifts in lending can impact your journey. Staying informed about these changes is key to making confident decisions in today’s market.
