Let’s talk Market Value vs Appraised Value💰! But what does it all mean?

The value of a home can be based on the market or an appraisal. One is given by the demand of the housing market and potential buyers while the other is given by a professional appraisal.

Let’s explore further:
✔️Market Value:
The price a buyer is willing to pay for a property

✔️Appraised Value:
The professional opinion of an appraiser on the value of the property

Once a house goes under contract, the lender will order an appraisal to verify the home is worth the purchase price!

As a buyer, it’s important to understand the difference. Especially in this competitive market, because these homes are selling for well over the list price and buyers are waiving appraisal contingencies and paying appraisal gaps to get in homes.

We are officially under contract. It’s the details for me…my client was referred to me on Friday, I got her pre-approved with one of my preferred lenders on Saturday and our offer was submitted and accepted on Sunday. This property had 96 showings and received 40 offers, but ya girl worked her magic. This is no small feat in this insanely competitive market. When I called to give my client the news, she had a multitude of emotions - but, most of all she was grateful. This was this first home she looked at and immediately feel in love. Next stop, closing table to get her keys 🔑.

Have you ever heard the term PMI when it comes to mortgages? Here is a great term to know when it comes to financing a home.

Private Mortgage Insurance ( PMI) is an insurance premium that the buyer pays to the lender in order to protect the lender from default on the mortgage. These insurance payments typically end once the buyer builds up 20% equity in a home.

A potential home buyer will find this vocab helpful for understanding words and terms used in real estate transactions.

First-time homebuyers typically have a lot of questions about the home buying process. Here are some top questions (and answers!) first-time buyers typically ask:

✅ How do I know if it’s time to buy instead of rent?
If you know where you want to live, have a steady and secure income, and are ready for the responsibilities of homeownership, then it’s a great time to invest in property. Homeownership is a great way to build equity. 

✅ What does the lender need from me to give me a loan?
A credit check will be required to determine how much you qualify for. In addition, you will need to provide your last month of pay stubs (some lenders request the last two years of tax returns) to show proof of income. You will also need to provide your two most recent bank statements and last two years of W-2s.

✅ How do I know if I qualify for a loan and how much I can afford?
A mortgage lender pre-approves you for a loan. The lender will ask you some basic questions about your income and debts in order to tell you what amount you’re approved. They will also let you know how much your mortgage payments will be. Ask me for my lender recommendations!

✅ How much do I need to save up for a down payment?
A conventional loan down payment is usually 20% of the sales price, but other types of financing require as little as 3.5%. A mortgage lender can tell you what types of loans you qualify for.

Did you know that being pre-approved and pre-qualified are two different things? 

Here’s a quick breakdown!
🔸 Pre-qualification ⬇️
🏠 First step in the mortgage process.
🏠 You’ll supply an overview of your financial history to the lender, including income, assets, debts, and credit score, but this doesn’t always require documentation, it can be self-reported.
🏠 The lender will then review this information to give you an estimate of what you would qualify for.

🔸 Pre-approval ⬇️
🏠 Comes after pre-qualification.
🏠 You will need to fill out a mortgage application with documentation of your financial history, and the lender will verify the information you provide.
🏠 The lender will also run a credit check and if you’re pre-approved, you’ll get a pre-approval letter, which is an offer to lend you a specific amount for 90 days.

✨SOLD & CLOSED✨ I’m sooooooo super excited for my client. Her new home had multiple offers, but ours was accepted (which is a blessing in this market🙌🏽🙌🏽🙌🏽). She and her husband wanted to upgrade to a larger home in their current subdivision and this baby came on the market just in time. They are now the proud owners of this beautiful 4bd/2.5 bath home with plenty of space for their twins to run around and entertain their family/friends.
