Update on current mortgage rates via Forbes. I've bought a home when interest was 9% and I've bought when interest rates were 3.75%. I do not know if or when we will get back to 3.75%, but I do know that buying a home can be a great investment and a wonderful experience, if done right, with patience, careful planning, and due diligence. I try and advise my clients to strongly consider a home warranty when buying a home. When I bought my home 4 years ago, I understood it was an older home and even though the inspection fared decent results, I wanted to be sure I was covered if anything major happened. To this day, I continue to pay my home warranty payment and I am glad I did. Last year I had to replace my entire heating system and my cost was the only the co-payment for the plan(less than $100). I've had to have plumbing leaks repaired, and my air conditioning motor replaced all only for the cost of the co-pay. Without a doubt, it is something to consider when buying a home.
