HAPPY AUGUST CLOSING! Congratulations to Toll Brothers Ledgestone’s newest residents, Tonya and Maria! The sisters found me online and contacted me to help them with their new construction home purchase in Lawrenceville! During our 8-month construction process, I attended and facilitated their meetings including their design appointment, pre-drywall tour, pre-drywall inspection, regular home inspection, home orientation, and their final walk through. After knocking out all the punch items, we made it to the closing table successfully today. Congrats again! HAPPY AUGUST CLOSING! Congratulations to Soo Jin on the purchase of her home in Suwanee! This transaction had many challenges along the way that were unexpected, but we overcame them and made it to the closing table successfully. Note to listing agents: MLS rules state that you must change your listing to Active Under Contract status within 48 hours of going under contract! We toured two homes that we had plan to submit offers on, but they were already under contract. The problem was not knowing this when they accepted my showing requests while the homes were in “Active” status. Ultimately, we kept pushing through and found a For Sale By Owner listing (only my second in ten years) that was very close to her family that made the most sense to pursue. We handled the inspection, appraisal, and additional paperwork involved with this one and made it to closing! From Boston to the Atlanta suburbs, I’m happy to help her in this journey!

DOUBLE CLOSING TODAY! Congratulations to Chibuzo on the purchase of her home in Johns Creek! We snagged a great home in the most sought after area in north metro Atlanta for an undeniably incredible price! After reaching out to me online, Chibuzo wanted to get an extra pair of eyes to inspect for potential water damage and the outdoor slope to the home based on the photos online. After we toured the home, it was evident that the situation wasn’t as dire as it could have been. I helped her negotiate several repairs that posed as safety hazards as well as a brand new water heater. Now, she can call Johns Creek her home as a first time home buyer!

TGIF CLOSING! Congratulations to Peter and Patty on the purchase of their home in Hoschton today! A month ago, I had received a surprise phone call in the morning from Patty saying “Hi Tim, we sold our house in Ohio, and we are driving down to Georgia as we speak to find a house to purchase in cash.” I immediately cleared my schedule for that afternoon to meet them in my office and discuss their house needs and requirements. A week later, we found them a home, and closed a few weeks later after that. It couldn’t have been a smoother closing! Congrats again!
