And I understand why people are asking. The market feels confusing. Interest rates are talked about nonstop, headlines feel dramatic, and it can leave you second-guessing everything.
Here’s what I can tell you honestly, from someone who’s in this market every single day.
There is no perfect time.
There is a smart strategy.
Homes are still selling. Buyers are still buying. Transactions are still happening. What’s changed is that strategy, pricing, timing, and guidance matter more than ever.
The sellers who are doing well right now are not guessing. They’re pricing correctly, marketing intentionally, and understanding how today’s buyers are actually thinking.
The buyers who are winning are not sitting around waiting for the market to feel “perfect.” They’re using smart terms, strong negotiation, and solid guidance to get ahead of competition before it ramps up again.
This market isn’t broken.
