📍 Prince William County, VA — the market just handed buyers a gift.

June closed with 663 home sales (up 18.2% year-over-year) and active listings hit a five-year high at 935 — a 21% jump from last year. That means more choices, more negotiating room, and less pressure to overpay.

And here’s the part sellers love: median sold price held steady at $600,000, with sellers still pocketing 99.4% of list price on average. Homes are still moving fast too — just 18 days on market.

Translation: prices are holding, inventory is growing, and the window to buy smart is wide open right now.

🏡 Median sold price: $599,450 (up 3.4%)
📈 Active listings: 891 (up 19% — buyers have more options)
⏱️ Days on market: 18 days (up from 14, but still fast)
📦 Months of supply: 1.8 (still a seller’s market — balanced is 4-6)

The short version? Prices are still climbing, but not at the frantic pace of the last few years. Buyers have a little more room to breathe, and sellers still have the upper hand.
