In new construction speed outweighs quality and builders do not want 3rd party home inspectors finding all these issues.

Which is way they almost make it impossible for you to get a thorough inspection by implementing a few ridiculous restrictions for 3rd party inspections. Like: no walking the roof, no removing electrical panel cover, requiring 3x the required liability insurance, and not allowed to enter the attic past their waist.

Once you close on the property those restrictions go away and you can have a truly thorough home inspection to get these issues corrected before your builders warranty expires.

Rusty hot water is commonly an early sign that your water heater may need replacing.

However if your home was built prior to the 1960’s you may have galvanized steel water pipes. These pipes typically last 40-50 years and with age the galvanized coating will decay causing the steel to build up thick rust and other mineral deposits.

It’s not a matter if the pipes will fail, but when.

Roofing is not hard to figure out, it’s just hard work. Trust me I spent most of my twenties roofing in New England.

So it really grinds my gears when I see silly stuff like this. Is it a big deal not really, but it lets everyone know that the roofer either didn’t care, doesn’t know enough, or was simply too lazy to go pick up another bundle of cap shingles.

Roof trusses are engineered to transfer the load to the exterior walls. This is how you can have large open concept rooms as load bearing walls are not necessary.

Any changes or damage to the truss must be designed and tagged by a structural engineer so that an inspector can clearly verify the repair.

Now I have to make a recommendation for a structural engineer to evaluate this which will be costly and a great reason to NOT skip the inspection when buying any home.

Why hire your own inspector when buying new construction?

The city or county inspected the home several times so it seems unnecessary or overkill.

I wish that were the case but unfortunately the reality is that the majority of new builds have gone down in workmanship quality in recent years.

The builders and the sub contractors are in such a rush to complete the project and close on the property that simple or basic building practices are being overlooked or ignored. The county inspectors are not looking for quality, just verifying that items are installed per code.

I typical do not have access in the wall to inspect the tub plumbing, but if there is an access panel I always remove to check out the pipes.

And I’m glad I did because this recently installed tub is missing a main component that prevents sewer gases from entering the house.

It obvious because I can see it, now just imagine if the contractors sealed the access cover.

Gas appliances should only be installed by licensed and trained professionals. Building codes and clearances exist to reduce safety hazards.

Here is an unsecured tank filled with pressurized combustible material placed directly under a window connected to a water heater with a long flexible gas hose meant for a barbecue grill.

Huge safety risk in plain sight, sticks out like a soar thumb to me.

Federal Pacific was a very popular brand back in the day but over time there was a rise in equipment failures and electrical fires.

Most insurance carriers won’t write policies due to the associated risk.

Some electricians won’t work on the panel for liability reasons.

The panels are still out in the wild, most I’ve seen show no signs of issues but there have been a few that were completely melted inside.

These panels are really easy to spot, even if someone has removed or painted over all the tags. They have big chunky breakers with red painted tips.
