There has been a lot of recent discussions about new construction quality going downhill lately, but I don’t see it.

To me the quality has not changed one bit in my area, at least for the last 50 years. They have always been building homes this way 😆.

How does this happen then? Well it is a group effort between builders, sub contractors, code enforcement inspectors, and yes every home inspector that failed to bring these issues to light whenever the home is purchased.

How do you avoid overpaying for a home like this? Hire the inspector with a lifetime of building experience.

Sometimes you get what you pay for.

Cheap work can cost you more in the long run. Here we have a discarded air handler balancing on a 2x4 that has tipped over resting on the ceiling, just waiting to fall into the kitchen.

Yes, you may have saved $1,000, but imagine what it will cost to remodel your kitchen? Or the hospital bill if you were in the kitchen when this falls?

Did you know in most cases the power company owns and is responsible for maintaining the service wires to the home? Underground wires up to the meter and up to the roof mast for overhead wires.

You do not want to be around if these two deteriorated wires were to make contact with each other.

One of the most common issues I find at an inspection, besides smoke detectors & GFCI’s, is loose toilets.

I always recommend that you hire a plumber to replace the wax ring and reset the toilet. Why?

Because if the wax ring under the toilet is deformed the seal may be broken and every time you flush the toilet a little bit of waste water can leak out 🤢.

Simply tightening the bolts and caulking the toilet to the floor may not solve the issue. By the time you realize there is a problem the damage and repair cost has escalated.

Newly constructed homes may require multiple inspections to clearly identify and document all visible deficiencies.

*Pre-Drywall inspection

*Pre-Closing/Final inspection

*Warranty End/1 year after closing inspection

These phase inspections can easily find more issues that would otherwise be blocked by drywall, flooring, or cabinetry like in a pre-existing home.

Some issues still may not be apparent until some time has passed and the home has a chance to expand/contract during season changes.

Which is why it is paramount to hire a 3rd party home inspector to document these issues as builders are typically state required to make repairs to substandard workmanship on most items within their warranty period.

Don’t be fooled by a construction company’s appearance. Flashy ads, wrapped vehicles, and boasts of experience mean nothing when they forget to connect your AC duct to a relocated vent.

Unless you don’t mind wasting electricity and an air conditioned attic 😂

It’s never fun finding concerning issue like this, but that’s my job. I had a gut feeling that this house flooded but the Pasco county permit site confirmed it. My clients were unaware that this house flooded and the sellers disclosures were left blank when asking about property flooding, that’s odd?

Shout out to the Pasco county permit site for providing the most useful information, including post flood photos, blueprints, and clear descriptions of work scope that I have seen in the Tampa Bay Area. Why are all the other municipalities not doing this?
