I know the world is always in a huge rush, especially on Florida highways 😆.

I believe faster is slower, because as speed goes up quality goes down. The 5 minutes it would take to test a faucet could cost them a couple of hours of their day to go back to the property to correct a simple issue.

That is why you can’t rely on looks alone, always get a home Inspection.

Looks good, nice tile, poor installation. If a bench or shelf had no slope, where is the water going to go? Over time the standing water can seep behind the tiles, and if the waterproofing prep work was not done well it can leak inside the wall. By the time you realize that there is an issue, it’s too late. Mold and rot have already set in and you’re looking at a complete rehab on a nice looking shower.

🏠 Not every issue at a showing is something you can see. Sometimes you smell it before you spot it. Pet odors and cigarette smoke can range from minor to major concerns. Light cases may be improved with cleaning or ozone treatment, but heavy smoke and ni****ne buildup can be much more involved. Smoke doesn’t just stay in the air — it can settle into walls, ductwork, and even your HVAC system. Something to keep in mind when looking beyond the fresh paint and staging.

Your electric panel needs to be accessible during a home inspection. I know it looks better painted and sealed but having to gently cut the caulk so I can do my job without damaging the drywall is not fun. Most inspectors would state the panel was inaccessible and charge a re-inspection fee to come back, I find that to be a bigger waste of everyone’s time.

I guess common sense is not all that common on some construction job sites.

Someone made the decision to install a bathroom cabinet that required a dedicated outlet for charge ports but either failed to put the outlet on the blueprints or the electrician failed to wire an outlet. Ether way the cabinet installer didn’t bring it up to the general contractor or they didn’t care.

If this level of oversight is present in plain sight, what to you think is going on where we can’t see?
