Local couple sells their home in Dunedin to return to their homeland of Norway by Christmas to be with their family.

This lovely couple, Einar and Inger, has lived in the Dunedin Community for over 25 years enjoying all the amenities of kayaking, swimming, boating, walking, and all downtown and the beaches have to offer. When they bought their home it was a small two-bedroom, two-bath, and they enlarged it to a four-bedroom, three-bath, with a very large screen porch looking over their beautiful, lush, back yard and garden, and a gazebo. It was hard for them to pull away, but were anxious for their new adventure with the children and grandchildren. This sold on the second day on the market by a video tour.

Let me introduce you to Victoria Bailey, an author who owns her own custom book publishing company, that just published a most unique book, Savor A Taste.

Listing to the first offer is fast right now, anywhere from one hour to a month. Your offer must have a prequalification from your lender or proof of funds in the event of a“cash” offer. Multiple offers are happening every day, so be prepared as Dunedin is hot!!

Seller has 24 to 48 hrs to accept an offer.

Buyer has 5, 7, or 10 days to get a home inspection, 4-point inspection, termite inspection and any other due diligence the buyer needs to perform. Buyer presents an Addendum to the Seller with required repairs within their timeline chosen. Remember most Contracts are “As Is” Contracts to Purchase. Maybe the Seller isn’t prepared to do anything. But, say the house has termites, no one sells their home if termite infestation is found, and if it is being financed, it is not acceptable. All 4-pt items discussed in my last video including roof damage or age, plumbing, electrical and central heat and air-conditioning must pass in order for the buyer to receive their homeowner’s insurance.

Sellers typically respond to any addendums within the inspection period time; another reason to be timely.

Timelines for repairs are to be completed by the time Buyer does a final walk-through.
