Are my investments phenomenal or are they phenomenal?? This woman doubled up on something she didn't even have to work on. Bought it late last year, closing on it this month. Didn't work on it at all.

95% of the time I market a deal, I'm direct to seller on it. Most deals sold go through 2-3-4 different channels, and 2-3-4 different channels have upped the price on it. What does this mean for prices?
Just this factor alone would say that prices will come down since supply is going up.

However, when you factor in more and more institutional money coming to Tampa Bay lowering supply by buying up property to use for rentals, more and more companies paying higher wages/salaries coming to the Tampa Bay Area upping the demand and upping the affordability via higher pay, it doesn't get so easy to tell.

We expect interest rates to hit 7-8% by the end of the year which should continue to bring prices down. However, since interest rates are climbing quicker than the inverse relation of prices coming down, we are seeing costs of mortgage payments still go up.

We are seeing companies market caps shrink due to less consumer spending and upped costs due to inflation and supply chain issues. By the time inflation is done taking its course there will be layoffs and less money flow. When this happens, the federal reserve will lower interest rates to make home ownership more affordable.

Overall, because of the influx of money, the influx of innovation, and the political environment around Tampa Bay, we believe Tampa Bay will hold strong over the next 5 years while less populated parts of the country will unfortunately see some major decreases in prices if they're not seeing them already.

This past weeks closings 🔥🔥 2 moved 1 bought.

We plan on cleaning up the Jacksonville property we bought, and throwing it on the market for $300,000.
If we get it, cool. If not, we do more work to convert into an ALF, let it perform, and refinance.

We are super excited to see what's in store for us over this new little adventure.

It's officially official 😎 we bought a 3600 sqft home in Jacksonville to convert into an ALF. We have a BOATLOAD of work to do before we can get this performing.

Our plan is to clean it up and sell it on the market for $300k. If we get it or near it, we part ways. If we don't, we keep it, do more work, and turn it into the ALF.

As an ALF, with just 6 residents after completion it should be worth around $780k. If the city allows 14 residents, $1.3-1.7m

We are asking just $300k and expect roughly $150-200k in work to become the ALF it could be.

Other possibilities for this property include: a rooming house, 3 room bed and breakfast, or single family home.
