Planning to purchase a home? Make sure you've got all of your financial bases covered and consider this rule of thumb:
The 30/30/3 rule is a financial guideline for prospective homebuyers designed to ensure long-term financial stability and prevent becoming "house poor". It provides a conservative framework to determine how much home you can realistically afford.
Here is a breakdown of the three components:
30% of Gross Monthly Income for Monthly Mortgage Payments: Your total monthly housing expenses—including principal, interest, property taxes, and homeowners insurance (PITI)—should not exceed 30% of your gross (pre-tax) monthly income.
30% of the Home's Value Saved as Cash: Before buying, you should have at least 30% of the home's price in cash or low-risk, semi-liquid assets. This covers a 20% down payment (which helps you avoid Private Mortgage Insurance or PMI) and a 10% cash buffer for closing costs, immediate repairs, and emergency reserves.
3x Your Annual Gross Income for Home Price: The total purchase price of the home should be no more than three times your annual gross household income. This is a quick screening method to keep your overall debt load manageable.
