Why is it that agents are so reluctant to let buyers and sellers get together?

Unlike most business deals, the sale of a home can get very personal and real estate agents are nervous about the parties dealing with each other. That's because most agents have seen what can go wrong when buyers and sellers meet directly.

🔸 A careless remark made by one party might be misinterpreted by the other, leading to tension, and sometimes to the collapse of the negotiations.

🔸 Sellers often have exaggerated pride in their home and any criticism of the property from the buyers may be taken as a personal insult.

🔸 The buyers maybe scared off by an innocent comment made by the sellers about the neighbors.

Moving is such a stressful event, it's almost impossible to keep emotions out of a real estate transaction. One of the main reasons sellers list their homes with a real estate agent is because they don't want to deal directly with the buyers.

Even though we are in the summer market, the market is very hot with low the inventory. Buying in a seller's market can be frustrating and stressful, which is why it's even more important to be prepared if you're planning on making a move.

Here are a few things to know if you're thinking of buying in the current market:

1. Time is of the essence.
Low inventory and high demand mean homes will likely have multiple offers within one or two days. Unfortunately, this means you don't have a ton of time to think about submitting an offer. Make sure you have an agent who can be readily available to see homes as soon as they hit the market.

2. Get pre-approved.
Have your finances in order, and make sure you are pre-approved by a reputable lender that you trust. In a competitive market, you will need to prove to the sellers that you are a strong buyer, with low risk. Sellers will take into consideration your financing and how qualified you are when comparing your offer with others.

3. Be prepared for a bidding war.
With the market being so competitive, set your search below your max budget to leave room to go above the asking price in case there are multiple offers.

4. Keep your offer clean.
It's okay for your offer to be contingent on a home inspection, however, be reasonable when it comes to extras, such as asking the seller to make improvements to the home or pay your closing costs.

When applying for a mortgage, there are two steps you need to do to prepare: get pre-qualified and get pre-approved. Pre-qualification is an estimate of how much you can spend on a home, but a pre-approval is more valuable because it shows that a lender has already assessed and approved your financial situation.

So, how do you get pre-approved? Here's a list of five things you'll need:

1. Proof of Income: this includes W-2 wage statements from the past two years, recent pay stubs that show income and year-to-date income, proof of any other income, and tax returns from the last two years.

2. Proof of Assets: vou'll need bank statements and investment statements that prove you have enough funds for a down payment, closing costs, and cash reserves for your monthly payment.

3. Good Credit: most lenders require a FICO score of 620 or higher to approve a conventional loan, and some may even require that for an FHA loan. The higher your FICO score is, the lower your interest rate.

4. Employment Verification: lenders like to make sure that borrowers have a stable income, so not only will you need to provide pay stubs, but they may also call your employer to verify your employment and salary.

5. Other Documentation: the lender will need to copy your driver's license and will need your Social Security number and signature to pull a credit report. You may also need to provide additional paperwork at a later time, if requested.

Did you know there's an inverse relationship between the chances of a successful home sale and the amount of time it's on the market for? Here are some preventative ideas that are effective for avoiding staying on the market for too long:

-Competitively price your home. This doesn't mean pricing it too high or too low for your area. Market research helps with this.
-Use an experienced real estate agent. They can help you with competitively pricing your home, bringing buyers through the door, navigating bids, and much more.
-Stage your home. This means the 3 Ds: decluttering, depersonalizing, and deep cleaning.
-Invest in professional photography. Nowadays, potential buyers are looking for homes online first. Investing in a professional photographer can be well worth the investment because they'll know how to highlight your home's best features.

Market has slowed down, but it’s still sellers market. You've been scrolling homes for months, and BOOM, there it is! The home you know is destined to be yours. Now what?!

It's time to build an offer the sellers can't refuse - and in this market, that's exactly what you're gonna need! To help, here are some tips to get your seller's attention and build an offer that's sure to stand out:

~Get pre-approved. Unless you're making an all-cash offer, it’s good to include a pre-approval letter for a loan. If you haven't yet, start that process ASAP.

~Set your purchase price in line with your agent's recommendation.

~Keep contingencies to a minimum.

~Bump up your earnest money and be willing to close quickly. If your seller is anxious to get moving, an offer with a short closing window will jump to the head of the pack.

~Look for ways to subtly connect with the seller. Do your homework about the market and the seller and give your agent permission to share bits and pieces of your story too.

For every person, this will mean something different - it means taking into consideration your values, principles, goals, lifestyle needs, and sticking to them no matter what.
