A friend of mine just listed her home on Lake Chatuge, and I keep thinking about the porches.

In today’s market, pricing a home isn’t about picking a number and hoping for the best.

Every move starts with a conversation.

Buying and selling at the same time isn’t complicated because of the paperwork. It’s complicated because of everything behind it — timing, logistics, and real life.

These clients were ready to simplify. Moving on from the home where they raised their family into a condo that supports how they want to live now — less maintenance, more flexibility.

But getting there meant coordinating an estate sale, packing, and aligning two transactions at once.

This is where strategy matters.

When we get clear on priorities first, everything else becomes manageable. The timeline, the decisions, the moving pieces — they all fall into place with the right plan.

Two closings, six weeks apart, same family. Alex and Steve are officially Dunwoody-bound.

They knew what they wanted in their next home: more space, a better layout, and a setting that fit how they actually live. We closed on the Dunwoody house in mid-April.

Then came the Brookhaven sale, and it was the kind every seller hopes for. They followed the plan from day one. We led with targeted pre-market exposure and let word-of-mouth do the rest. Under contract right away at full asking price.

That doesn’t happen by accident. It happens when sellers commit to the prep, trust the strategy, and let the home show up the way it should.

A few small improvements ahead, a summer move, and a new chapter waiting on the other side. Alex and Steve made every step of this easy. So grateful to have walked both sides with them.
