This sale was so fun and rewarding! I helped a long-time client sell their investment condo that I helped them purchase many years prior to their tenant. Now there's a happy homeowner and a Seller that was ready to move on to their next adventure. I wish them many happy years of homeownership!

Literally the cutest cabin you've seen at Lemon Lake. I've seen the home for over 25 years and had never been inside.
You're past Lemon Reservoir in a small private subdivision with an aspen and fir forest; the home boasts AMAZING views from the porch, kitchen and dining area. There's a wrap-around porch where you can barbecue with friends and family or enjoy your morning coffee. The main living area is upstairs-and the downstairs has a separate entrance with a bedroom and 3/4 bath. The owners had a large family all visit at once with everyone in the home, but it's just 758' in size! The flat lot in front of the acreage will accommodate your vehicles. The area is amazing-the property is just a mile in each direction from Lemon Reservoir, for fishing and boating, and to San Juan National Forest trails. Whether you want a quiet respite from the world to enjoy the wildlife, mountain views, and the aspens, or a basecamp for a lifetime of adventures, it's a unique opportunity. Come see it today and fall in love!

This is a great story.

I love this home-it's ready for a new owner! It is very private, and just a short distance to Durango. On 4.5 acres in Rafter J but outside the HOA, it includes a legal ADU with a separate entrance—perfect for long-term rental income, multigenerational living, or guest accommodations.
Just 10 minutes from downtown Durango on paved roads with Lake Nighthorse nearby.
The beautifully landscaped backyard was designed by a Master Gardener and has extensive flagstone hardscaping. Multiple outdoor living areas—including an expansive flagstone patio, upper-level deck, and private balcony off the primary suite provide a place to take in the views.
Backing to a seasonal stream and ravine, the property enjoys exceptional privacy and a naturally cooler microclimate during the summer months. Additional features include a 3.5 kW solar system, two Lake Durango water taps, a new septic system, and deer-fenced garden areas.

NEW LISTING!
I love this home and property because it's such a rare find. 4.5 acres in Rafter J but outside the HOA so NO fees and NO covenants. It's warm and welcoming (not stale as many homes today are) and has a legal ADU with a separate entrance—perfect for long-term rental income, multigenerational living, or guests.

It backs to a seasonal stream and ravine, the property enjoys exceptional privacy and a naturally cooler microclimate during the summer months-it's remarkably cooler than most homes I visit. Additional features include a 3.5 kW solar system, two Lake Durango water taps, a new septic system, two wood-burning stoves, and deer-fenced garden areas. Come take a look-it's a great find!
