This sale was such a highlight in not only my career, but in my life.
This property was brought to me after sitting stagnant on the market for almost 16 YEARS.

It is such an incredible estate, from the homes, pastures, Animas River frontage, trout pond, and Ponderosa forest. You name it, this property has it.
I decided to do a deep dive into why this ranch hasn't sold yet, because it didn't make any sense. How could something so beautiful and special not have a Buyer? I kept coming across one common theme... Marketing.

So I pulled out all the stops.

I first started with information gathering. I wanted to know this property better than anyone. I wanted to be the wealth of knowledge, because if I wasn't, then I couldn't properly showcase describe, and sell it to someone. And there was so much. From water rights, irrigation systems, water pumps, fire suppression systems, ponds with live fish, pastures with special grass, wash bays, stables, complicated HVAC systems, humidifier systems, 3 houses all with quirks, HOA complications, previous boundary adjustments, The list went on and on.

Then, with the help from Charles Woods and his team at Woods Photography, we spent almost 8 months gathering media. We captured over 160 amazing photos over summer, fall, and winter. Had the drone out so many times. We created a truly special marketing video with all 4 seasons, wildlife, horses, trout, interior, exterior, all of it.
Then I built a website, RustyNailRanch.info, because with a property this immense, it can't be showcased on a single page.

Then began the social media, online, and mail campaign.

Months and months and countless hours of work lead up to our "go live" date. Go time. Day one, my phone started ringing from brokers and buyers from all around the country chomping at the bit to come and see it. After 3 weeks, we had two competing offers and were under contract!

60 days later, we closed this amazing chapter!
