Buyers have been consistently putting homes under contract at a higher level than 2025 YTD, and the amount of available inventory is barely higher than this time last year. Expect a strong selling season, with a caveat. Buyers have higher expectations of the condition of a home they purchase than they did in 2020-2024.

Our peak week for new listings coming on the market in 2025 was the last week of May. In 2024, it was the last week of June. Have we reached it yet in 2026? Probably not. Our biggest week of new listings thus far, earlier this month, had 20% fewer new listings come on market.

With inventory slowly rising, what does it feel like to be a Buyer in today's market vs. that of 2024? Right now, there are 38% more homes on the market than at that time, meaning more choices no matter what you consider buying, and many times, Sellers more willing to work with you on terms in a contract.

What do we expect from the summer real estate market? With rates currently around 6 ½%, we expect market momentum to slow down from our busy early season. Countering this will be the excitement buyers often feel this time of year when inventory is popping and the summer selling season is edging closer. Hopefully, buyers will decide to make a move still, even if their choices are different from what they would make without the higher rates.

In La Plata County, sold listings in March 2026 increased 34.8% overall compared to March 2025, encouraged by the vast amount of inventory coming on market; there are +23% active listings than in March of 2025. The median price held almost steady at +1.7% over March 2025.
