Though sales keep chugging along, last week's number of closed homes is just about 1/2 of what we saw close weekly at the end of May (20 vs 38). Things feel slow in the market because they are much slower than earlier this year. Now that kids are back in school, we will see if the next month gives markets a bump.

The local residential real estate markets have slowed. There are currently 20% fewer homes under contract than when the market hit peak activity at the end of May. Often, there is a surge in early Fall, and we may see the same this year.

In sharp contrast to last week, when not a single home sold for over $1M, 33% of the homes that sold this week sold for over $1M! This shows why average prices don't always reflect an increase or decrease in home value. This week's average price reflects the types of homes sold more than any actual change in value. The price range for sales this week was $107,500 to $1.8M.
