July is giving us a clearer picture of where the La Plata County real estate market may be heading.

Q2 was strong, with home sales up nearly 20% year over year. But July showed a little more balance, with sales down about 9% compared to last July and inventory up 17.7%.

The big takeaway: more options for buyers, but not a market crash.
