107 average days on market
$750K median sold price
7.22% interest rate

More inventory and longer days on market can mean more choices and negotiating opportunities for buyers, while sellers need to be thoughtful about pricing and presentation.

More homes to choose from and homes are taking a little longer to sell. Buyers have more options and a little more room to negotiate.

🏡 Your house didn't sell. Now what?

If your Durango or La Plata County home came off the market without selling, it can be frustrating. But it doesn't necessarily mean buyers aren't interested or that your home can't sell.

It may mean the STRATEGY NEEDS TO CHANGE.

Today's buyers have more choices and they're being more selective. They're paying attention to price, condition, presentation and how a home compares to everything else available.

Here in Durango, that's especially important.

We're still seeing strong home values, but we're also seeing more inventory and a market where buyers don't necessarily feel pressured to jump on every property.

So, before simply putting the same home back on the market with the same approach, I would ask:

🏠 Was it priced correctly for today's market?

📸 Did the presentation and marketing make it stand out?

🔨 Were there condition or updating concerns that buyers couldn't overlook?

📊 Did the price adjust quickly...

When your house doesn’t sell, it’s not just disappointing. It messes with your timing. Your plans. Your confidence.

🏡 La Plata County Market Update

The market is giving buyers a little more breathing room. With 510 active residential listings and homes averaging 106 days on market, buyers have more choices and may have more opportunity to negotiate.

For sellers, the $751K median sold price shows that values remain strong, but today’s buyers have options. That means pricing, presentation, and a solid marketing strategy matter.

2️. 🔨PREPARE the home. Small repairs, decluttering and the right updates can make a big difference.
3️. ✨PRESENT it well. Photography, staging and first impressions matter.
