A major storm system is moving through Southwest Colorado, bringing heavy rainfall, rising river levels, and the possibility of mountain snow. ❄️

From downtown Durango to the high country, we're keeping an eye on what could be a significant stretch of fall weather.

Here's what the latest forecasts are showing:
🌧️ 2–5 inches of precipitation possible across portions of Southwest Colorado through October 25. Totals will vary significantly by location.

🏔️ Rain in town, snow in the mountains? Durango is expecting periods of heavy rain and thunderstorms, while higher elevations near Purgatory could see snow as temperatures cool.

🌊 Animas River on the rise. Forecasts issued October 21 project flows approaching 7,200 CFS by Friday evening, more than six times the river's earlier flow.

⚠️ With flooding concerns across the region, stay alert near waterways, avoid flooded roads, and keep an eye on changing conditions.

Our latest MLS analysis reveals two interesting trends from the past 30 days:
📉 60% of single-family homes sold within Durango city limits closed below asking price.
📊 51% of single-family homes sold across La Plata County had at least one price reduction before selling.

The seasons are changing, and so is the Durango real estate market! 🍂

The Q3 2026 numbers are in, and we're seeing some notable shifts across Durango and La Plata County.

🏡 La Plata County has entered a buyer's market, with 8 months of housing inventory, up 10% from last year.

📈 Durango is moving toward a more balanced market, with 4 months of inventory, a 26% year-over-year increase.

🏠 Home prices tell an interesting story. Despite relatively flat pricing overall, Durango's average price per square foot increased 24% to $556, influenced in part by a significant increase in smaller homes sold.

What does this mean for buyers and sellers?
More inventory is creating opportunities for buyers, while sellers need to be increasingly strategic with pricing and presentation.

Q3 2026 Stats are in! 📊

Durango and La Plata County continue to show an interesting shift in the market, with more inventory available while the number of homes sold has declined.
In Durango:
• 4 months of supply, up 26%
• 36 active homes for sale, up 24%
• $556 price per square foot, up 24%
• 37 homes sold, down 3%

Across La Plata County, inventory also increased while homes sold fell 18%.

More options for buyers means sellers need to be thoughtful about pricing and presentation, while buyers may have more room to be selective.

Durango's getting some much-needed moisture! 🌧️

Nearly 1.7 inches of rain has been measured at a local Durango weather station over the past three days, bringing plenty of water to the area and some impressive flows through our local creeks and drainages.

With the ground saturated, keep an eye on low-lying areas, creeks, drainage channels and anywhere water tends to collect. If you’re a homeowner, it’s also a good time to give your gutters, drains and crawlspace a quick check.

The good news? Sunshine looks to be making its way back to Durango soon. ☀️
