Mortgage rates continue to be one of the biggest conversations in real estate right now, and many buyers and sellers are wondering what today’s interest rates actually mean for the Durango market 🏡👇🏼

Current average 30-year mortgage rates are generally hovering around the mid-6% range. While that’s noticeably higher than the ultra-low rates we saw during 2020–2021, it’s also lower than the peak rates we experienced during parts of 2023.

What we’re seeing locally is a market that’s adjusting. Buyers are becoming more strategic, more payment-conscious, and more selective with the properties they pursue. At the same time, sellers are needing to focus more heavily on pricing, presentation, and overall value positioning.

We’re also continuing to see:
• More negotiation activity
• Increased inventory in certain price points
• More seller concessions
• Less “panic buying” behavior
• More balanced conditions overall

The reality is that interest rates are only one piece of the equation. Inventory levels, taxes, insurance costs, pricing strategy, negotiation leverage, and long-term goals all play a major role in today’s market.

Durango continues to remain a highly desirable lifestyle market, and despite higher borrowing costs, buyers are still actively transacting throughout Southwest Colorado.

Southwest Colorado is heading into summer with lower-than-normal snowpack, earlier runoff, and Stage 1 water restrictions now in place across Durango and surrounding water districts💧🏔️
But unlike many parts of the West, our region is still in a relatively stable position thanks to strong local watersheds, reservoir infrastructure, and proactive water management.
Here’s what’s happening 👇
• Durango enacted Stage 1 mandatory water restrictions this spring due to historically low snowpack and an unusually warm March/April
• Outdoor irrigation accounts for roughly 70% of peak summer water use locally
• The San Juan Mountains saw one of the lowest April snowpack levels in recent years after rapid early melt-off
• Earlier runoff can lead to lower river flows and elevated wildfire risk later in the summer
• Local agencies are encouraging conservation now to help maintain reservoir storage and long-term supply through the hotter months
